A practice built on judgment, not volume.

Origin
Mesto was founded on a simple observation: Israeli investors deploying capital abroad were too often treated as transactions rather than as principals with long-term ambitions. After two decades structuring commercial, logistics, and residential acquisitions across Europe and North America, the firm was built to be the partner we ourselves would have wanted.
Philosophy
We believe the property is rarely the most important variable. What matters is the operational context around it — the tenant, the supply chain, the regulator, the currency, the neighborhood, the next cycle. Our work is to surface that context with clarity, so our clients can decide with confidence.
Relationships
Most of our mandates begin with a referral and end with another. We work with a small number of clients at a time, build long-term relationships, and prefer discretion to publicity.
“The best advice is the one that holds up two years after the deal closes — when the market turns and the original thesis is tested.”
Principles we won't compromise.
Discretion
Client matters stay between us. We do not publish client names or proprietary deal terms.
Independence
We are paid by clients, not by sellers. Our incentives sit on the same side of the table.
Long horizon
We optimize for the next decade of ownership, not the next quarter of sourcing fees.
Local truth
Every market has its own grammar. We work with local experts who speak it natively.
